First, I want to get something off my chest...
Real estate investors get a bad rap from the media and governments. It's easy to blame them for high rents when all they are doing is adjusting to what the market is dictating. But the reality is it's this lure of profits that brings in more investors/developers and builds the housing. Governments and news organizations don't do that. Reporting or legislating doesn't solve the housing crisis - building more homes does!!! Eventually, supply will catch up to demand and the crisis won't be as bad, but that can't happen without building more homes. For many, being a real estate investor is not only profitable, but a good thing to do.

Most people I know personally, don't have the money or the expertise to buy a multifamily property, and then manage it, by themselves. So what we do is pretty simple. We get a group of investors together to put up some money and we build and manage the property.
What we do is called infill development. Infill is the process of developing vacant or under-used land within existing urban areas that are already developed. Infill can consist of demolishing a building and replacing it with something new. It also includes the development on vacant lots in existing neighbourhoods. What I like about infill, is it reduces the amount of land needed to support a population. Put another way, if you need to build more houses in Edmonton, you can either put more units on an existing lot or expand the city boundaries and build on some farm land. I know my preference.
We buy an older structure, tear it down and replace it with a brand new building that houses 8 families (which is much better than just building on new farmland just outside of the city). Then we rent it out.
Our investors share in the appreciation and cash distributions. If the property goes up 50%, your share of the property goes up 50%.

If our investors don't make money, we don't make money. Make no mistake - we intend to make our investors very happy.

Our investors have control. After the initial period, if the investors want to sell, we sell. If they want to hang on, we hang on.
