When I talk with people who might be thinking about investing with us, I sometimes share the first multifamily property we invested in. That's right - we started investing with someone else who looks after everything. We learned a lot this way.
This isn't to say this is typical or we can duplicate this, every deal is unique and market conditions change. Anyways, here's the high points:
December 2021 - Took out a Home Equity Line of Credit (HELOC) and sent investment money to the managing partner. We own a percentage of an 8-unit building in Edmonton.
August 2023 - received back all our original investment money
Dec 2023 - received an additional dividend payment on the property. This along with a tax deduction pretty much covers the interest we paid on the HELOC.
So... We have all our money back, including the interest we paid on the loan, still own our percentage of the property (which has gone up in value) and will continue to receive payments and appreciation on the property. We've also contributed to the supply of housing which, eventually, should help moderate rental prices.
